SECURITY DEPOSIT POLICY:

We reserve the right to withhold a security deposit to cover:

           
Potential damage to the unit,
           
Potential cleaning after our guests have left,
            Missing Coral Reef parking pass,
           
Any other unforeseen damages/expenses incurred by our guests during their stay.

All Security Deposits must be paid to the Owner prior to your visit. 


Insufficient Security Deposit Policy:
Since it is understood by all parties that a Security Deposit may not cover all potential damages/expenses to the unit, if the total damage/expense exceeds the amount of the Security Deposit, Owner is entitled to keep said Security Deposit and the Renter is obligated to pay Owner the “Difference” between the total damage/expense and the Security Deposit.   Said “Difference” payment is due immediately upon request by Owner.  Owner reserves the right to pursue legal action if unable to collect said "Difference" within seven (7) days.

Security Deposit Refund Policy:
After any potential Security Deposit deductions have been subtracted from the total Security Deposit, any balance remaining will be mailed (via US 1st class mail) no later than 30 days after your last scheduled day of visit with us.  Cash refunds are not possible.  All refunds will be in the form of a personal check made out and mailed to the primary person listed on the rental agreement.  If you are asked to leave the premises for any reason, there will be no refund of your Security Deposit.  Our Coral Reef guests are required to return the Parking Pass before they check-out.  Failure to do so will result in a complete forfeiture of their Security Deposit. 

Security Deposit Conversion to Rental Deposit:
An an option for our guests, after your stay with us, we offer you the ability to convert your Security Deposit into a "Rental Deposit" for your next stay with us.  This "Rental Deposit" places you on our "First Contact" list which gives you an opportunity to reserve a unit before we actively market the unit to the general public.  If you're interested in this option, please click here to view the form.  Print it, sign it, and mail it to:
