1. Check out time is 10:00 AM. Please be prompt to avoid the $100 late check-out fee.
2. A First-Aid kit and Fire Extinguisher can be found in the cabinet above the refrigerator, under the sink, the hall closet, or the Laundry Room.
3. Please locate these items immediately after reading this document.
4. No house parties. We expect you to have guests and we expect you to have a great time, but we don't expect you to have a crowd of people that are loud, out of control, or cause an inconvenience to our neighbors. Please remember, our neighbors own and live in their units. They're not renters.
5. No Smoking.
Smoking is prohibited inside the unit.
No exceptions!
6. No pets
are permitted on the premises at any time.
7. No illegal drugs in the unit at any time.
This includes, but not limited to, under age drinking.
8. No barbequing on the deck, the front
yard, or driveway. You
may barbeque in the backyard away from the building, trash/recycle cans, and
fencing.
9. Do not hang towels over deck railings.
Do not lean on railings (for
obvious safety
reasons).
10. Do not hang flags of any kind on the unit.
11.
Tenants must keep the noise level to a
socially acceptable level at all times.
12. Tenants must obey all laws.
Any fine incurred by the Tenant will be passed on to the Lessee.
13. Lessee may not exceed the “fire code” maximum sleeping
capacity per unit.
14.
Pay special attention to the local
trash/recycle laws. The
township will levy fines if trash is not properly handled.
Said fines will be passed on to Lessee.

15. Report property related problems to
Ed Handschuh immediately.
16. Property must be kept
clean and orderly at all times.
There is a shower located in the rear of the condo.
Please wipe off any dirt, sand, and sunscreen before entering the condo.
Only use the shower assigned to your unit.
17. Property must be left in move-in
condition (as you found it) on the day of departure to avoid
forfeiture of your Security Deposit.
18. If you wish to use our cleaning service, please let us
know by the last Tuesday of your stay. You
must pay for the service on Tuesday in cash.
The cleaning fee is $125.
19. Keep beach items, bicycles, and personal
items in the back yard of the condo. The owner and condo association is not responsible for any
lost or stolen items. If you feel it's valuable, we recommend you lock
it. Nothing's ever been stolen, but be smart about your personal items.
20. Keep doors and windows locked when you go out.
21. Keep all doors and windows closed if it is raining.
22. Do not park in someone else’s driveway.
23. Do not block the sidewalk with your vehicle – the Police
will give you a ticket.
24. Do not place sandy items into the washer
or dryer.
25. Remove lint from dryer after each use.
26. Always use cutting boards
when slicing on counter.
27. Apply
sunscreen in the bathrooms or outside.
Make sure all sunscreen is washed off before sitting on the
sofa. Sunscreen will discolor rugs and fabrics.
28. Tenants are responsible for any lost, stolen, or broken
items during their stay.
29. Telephone service is for local calls only.
You may use your calling card. Do
not dial the area code when dialing local phone numbers.
30. Do not let strangers inside the condo without the owner’s
permission.
31. Water plants once per week.
Lessee
agrees to the aforementioned Condo Rules.
If Lessee, tenants, or guests violate any of the rules listed above, Owner will
evict the Lessee and Tenants from the premises for the remainder of their stay and no
monies (rental or security deposit) collected by Owner will be refunded to the
Lessee.
